Deck cost calculators for Sparks and northern Nevada

Six tools, one for each kind of deck work. Each one asks where in the service area the house sits, because in Washoe County the ground snow load is published by elevation and the frame is sized to it — the same deck costs differently in Sparks and in Galena.

The thing that makes this area different

In Washoe County, elevation is a structural input

Most deck calculators ask for a postcode and apply a labour index. Here the more consequential number is height above sea level, because the county publishes ground snow load by elevation in 100 ft increments from 4,500 ft to 10,000 ft, and joists, beams and footings are all sized to it.

On the Sparks valley floor you are near the 29 psf minimum. In the foothills you are past 70 psf, which is the point at which Washoe County requires engineered plans. The same drawing, built by the same crew, becomes a materially different structure — and that is before anyone has chosen a board.

Ground snow loads are taken from the county tables or the ASCE Hazard Tool for the specific parcel. The bands above are indicative, to show the shape of the change. Confirm the figure for your address with whichever authority covers it — Sparks, Reno, Washoe, Storey and Lyon each run their own department.
The numbers behind the numbers

What the code actually requires

These are the thresholds the calculators are built around. They are the residential code requirements plus Washoe County’s published design criteria, and they are worth knowing before anyone quotes, because several of them are step changes rather than gradual costs.

WhatRequirementWhy it matters
Guard required above30 in above gradeThe single biggest step change on a small deck. Under it, no railing at all.
Guard height36 inMeasured from the deck surface to the top of the rail.
Guard infillno 4 in sphere passes4⅜ in on the stair rake; 6 in in the tread and rail triangle.
Guard load200 lb concentratedAnywhere along the top rail, in any direction. Carried by the posts, not the infill.
Stair riser / treadmax 7¾ in / min 10 inNo more than 3⁄8 in variation between risers in one flight.
Handrail required at4 or more risersGraspable, 34–38 in above the nosings. Separate from the guard.
Stair width36 in clearLanding at least 36 in deep in the direction of travel.
Footing depth24 in frost lineWashoe County. A baseline for every footing, not an upgrade.
Engineered plans requiredover 10 ft highAlso over 70 psf snow load, over 12 ft projection, or a 25 ft braced wall line.
Basic wind speed120 mphSpecial wind region. Matters most for glass railing at exposed elevations.

What these usually land at

Defaults from each calculator, for a typical configuration on the Sparks valley floor. They are starting points for a conversation rather than a price list — change any answer and the number moves, which is the point of the tools.

CalculatorTypical rangeWhat that assumes
New deck$17,400 – $21,900320 sq ft, 30 in to 6 ft high, mid composite, composite rail, one flight of stairs
Repair$4,300 – $5,650280 sq ft, some boards replaced, frame condition not yet assessed
Replacement$14,850 – $18,650320 sq ft, boards and railing replaced on an existing frame, old deck removed
Composite$19,250 – $24,150320 sq ft, mid-grade capped board on a new 16 in frame, hidden fasteners and fascia
Wood$13,100 – $16,500320 sq ft pressure-treated, screwed, wood rail, semi-transparent stain
Railing$5,500 – $7,20052 linear ft of aluminium, replacing existing on sound posts

Questions

About these calculators

Where do these numbers come from?

Published 2026 deck cost data adjusted for this market, the parts of the residential code that apply to decks, Washoe County's published design criteria, and the City of Sparks fee schedule. This site does not publish a price list, so nothing here is reverse-engineered from one. Every calculator itemises the lines that make up the total, so you can see what is being assumed rather than trusting a single figure.

Are these quotes?

No. They are planning estimates. A calculator cannot see what your soil does when you dig it, what condition the rim joist behind your siding is in, or whether the footing that the drawing wants is where an old septic line runs. A real price comes from someone standing in the garden with a tape measure and a shovel. What these are for is knowing roughly what you are dealing with before that conversation, and knowing which questions matter.

Why does every calculator ask about elevation?

Because in Washoe County it is a structural input rather than a travel charge. The county publishes ground snow load by elevation in 100 ft increments from 4,500 ft to 10,000 ft, and joists, beams and footings are sized to it. On the Sparks valley floor you are near the 29 psf minimum. In the foothills you are past 70 psf, which is the point at which the county requires engineered plans. The same drawing becomes a different structure.

Which calculator should I use?

If you are building new, start with the deck cost calculator — it covers every material. The composite and wood calculators go deeper on the questions specific to each: joist spacing and cap grade for composite, species and finishing schedule for wood. Use repair if something is wrong with a deck you are keeping, and replacement if it is coming out. The railing calculator is for railing on its own.

Do I need a permit for a deck?

In almost all cases, yes, and the work is inspected. Which department depends on your address: Sparks and Reno each run their own, and Washoe, Storey and Lyon counties are separate again. The permit figures in these calculators are estimated from the published City of Sparks valuation table and should be treated as an order of magnitude rather than a quote. Washoe County also requires engineered plans in specific circumstances — over 10 ft above grade, ground snow load over 70 psf, projection over 12 ft, or a braced wall line over 25 ft.

What is the single most useful thing to check before getting quotes?

Two things, and both are free. Measure how high the deck surface will sit above the grade below, because 30 inches is the line at which a guardrail becomes required and that is a real cost. And if there is an existing deck, push a screwdriver into a joist end near the house and into a post at its base. Whether the frame is sound decides most of the difference between a repair, a re-deck and a rebuild.
